Challenge
Vertical Strategies Real Estate, was entrusted by NNR Enterprises, to maximize the income potential of both industrial facilities by securing well-qualified tenants, thus allowing NNR Enterprises to focus on their core business and not their real estate. The 38,712-sq.ft. facility was to be fully leased while only 36% of the 101,000-sq.ft. property was available to lease.
Result
The 38,712-sq.ft. facility was successfully leased at a fair market rate to Trends USA for a five-year term. Vertical Strategies Real Estate’s, proprietary data base e-mailings, local business market knowledge, promoting the properties on the two largest primary commercial real estate marketing platforms and local proactive promotional efforts identified the tenant directly, without outside broker participation; providing our client a 30% savings on commissions. Vertical Strategies Real Estate’s proactive marketing efforts and direct to user targeted strategy once again successfully delivered a qualified tenant, leasing 36% of the 101,000 -sq. ft. facility for a five-year term while passing on a considerable third party commission savings to NNR Enterprises.

Vertical Strategies Real Estate achieved one of the highest market sale prices in the area and saved NNR Enterprise substantial commission expense once again. Building on past successes by continuing a proactive, client focused marketing strategy, Vertical Strategies Real Estate successfully sold the 38,712-sq.ft. property directly to a Medical establishment and once again saved our client third party commission expenses.
